In Part I of “How To Create Your Own Staging Strategy” we looked at the fixed aspects of your home. These are the (exterior) elements you can do very little or nothing about at all. This article will show you what to do with the interior elements of your home. The spaces that are under your control without going into major renovations.
The main goal of home staging, whether outside or inside, remains the same: you will need to appeal to a broad range of potential buyers. You must create inviting spaces and show your home’s best features, so potential buyers can see themselves living in your home.
The Basics
Understanding Your Audience
You’ve identified your neighbourhood, its attractions, and its proximity to schools, shopping, and entertainment, if necessary. You have determined who your audience, your target market is. You understand their demographics: they are young families, professionals, retirees, or a mix. You also understand that each demographic will guide your staging decisions, from colour schemes to furniture choices.
Features of Your Home
You’ve also taken a close look at the style of your house and noted some features, both outside and inside, you want to highlight. And, even if you think your home doesn’t have any features worth highlighting, I’m sure there’s always something that deserves attention!
For instance, if your home is an older one, does it have nice interior doors? Are there substantial moldings such as baseboards and casings? What about your ceilings? Is there a fireplace? Do you have panoramic views? Are any parts renovated? Does it have beautiful hardwood flooring hidden under wall-to-wall carpet?
If your house is a run-of-the-mill townhouse, does it have a great layout? Does it have good sun exposure? Perhaps it’s located in a terrific neighbourhood and close to all sorts of amenities.
There is always something! Trust me! I’ve seen it over and over again. There was one occasion when the home was neglected, old, and ugly; however, it was perfect for the buyer who only wanted the lot to build a brand new one so they tore down the old structure…! (In this case, indoor staging didn’t matter, but emphasizing the lot became important.)
The Physical Aspects of Indoor Staging
We’ve discussed the outside of your property and what to do about it, now let’s focus on the interior of your home and continue making it super marketable!
Declutter and Depersonalize
The first step in staging any home is decluttering and depersonalizing the space. Clutter can make a home feel small and cramped, and personal items prevent potential buyers from imagining themselves living in the space.
Start by removing all unnecessary items from countertops, shelves, and floors. This includes excess furniture, personal photographs, and collections. The goal is to create a clean, open, and neutral environment that allows buyers to see the potential of the space without being distracted by the current owner's belongings. Remember, less is often more when it comes to staging.
Cleaning and Repairs
A spotless home is essential for making a positive first impression. Thoroughly clean every room, including windows, floors, carpets, and walls. We recommend you pay special attention to your kitchen and bathrooms: buyers tend to be very critical about these areas.
Address any minor repairs that need attention. Fix leaky faucets, replace burned-out light bulbs, and paint rooms a neutral colour. A well-maintained home signals to buyers that the property has been cared for. This increases your home’s perceived value!
Some homeowners even update kitchens and bathrooms or finish a basement to increase their Return on Investment (ROI). And it works! For example, replacing old flooring with a hardwood floor gives an ROI of close to 145%!
Maximize Natural Light
Natural light is a powerful selling feature! It makes a space feel larger, brighter, and more inviting. To maximize natural light open curtains and blinds to let in as much daylight as possible. Replace heavy drapes with sheer curtains to allow light to filter through. As a bonus, sheer curtains add a touch of elegance.
Windows need to be spotless so they sparkle and let in as much light as possible! Trim overgrown shrubs or trees outside windows to maximize sunlight indoors. And, rooms that lack natural light, place light fixtures strategically to brighten the space.
Neutralize Color Palette
While bold colors may reflect your style, they can be offputting to potential buyers. Remember that it’s your job to make your home appealing to a wide range of potential buyers. Bold colours are not an option. Instead, opt for a neutral color palette to create a cohesive and calming atmosphere. Fresh coats of paint in soft, neutral tones like beige, gray, or off-white can instantly modernize a space and appeal to a wider audience. These colours also make rooms appear larger!
If you have brightly coloured furniture and decor, consider covering these or replacing them with more neutral options. Find local furniture suppliers who rent out furniture on a daily, weekly, or monthly basis to suit your needs.
Furniture Arrangement
The way furniture is arranged can significantly impact how a room is perceived. Arrange furniture to create a flow and highlight the room's purpose. In the living room, position sofas and chairs to create a conversation area with a clear focal point, such as a library, a fireplace, or a view. One word of warning though: be mindful not to over-accessorize; the goal is to enhance the space not overwhelm it.

Don't overlook the importance of outdoor areas when staging your home. Outdoor spaces are an extension of your home and should be staged accordingly. Clean and arrange outdoor furniture to create inviting seating areas. Weather permitting, add potted plants or flowers to enhance the space and create a welcoming atmosphere. If you have a patio, deck, or balcony, ensure it is clean and well-maintained. Adding outdoor lighting also creates a warm and inviting ambiance for evening showings.
Pay Attention to Details
The devil is in the details when it comes to home staging. Pay attention to small details like replacing outdated light fixtures, updating cabinet hardware, and repairing minor flaws. These subtle changes can make a big difference in the overall look and feel of the home.

Once your home is staged, take a final walkthrough to ensure everything is in place. Make any last-minute adjustments and ensure each room is clean and clutter-free. Professional photography is essential for showcasing your home online. High-quality photos can attract more potential buyers and generate greater interest. Your real estate agent will make sure that the photographer captures the best angles and highlights the key features of your home.
